Welcome to Cappy’s Cottage located just 2 1/2 blocks from the surf and sand. For families, the shore is gently sloped, so little ones can play in the shallow water without being overcome by the waves. If you’re into swimming, surfing, or body boarding, Newport Beach is consistently ranked as one of the top beaches in Southern California.

We are within walking distance to Newport Beach Pier, the Pavilions grocery store, restaurants, bars, entertainment and recreation. Our local park is just 5 houses away where the kids can play on the playground or basketball court. We are a quick 15 minute bike ride to Balboa Fun Zone and Balboa Island Ferry. The cottage is close enough to the all of the activity and night life surrounding the Pier, yet far enough away to enjoy a good book peacefully on the patio or sleep with your windows open at night.

Our beautiful, air conditioned, two bedroom, two bath, 829 square foot front unit is newly remodeled and furnished for our guests in a cheerful cottage style with ceramic wood look floors throughout. The living room has comfortable seating for 6, a gas fireplace, flat screen TV, cable, wireless internet, games, books and more. The sliding glass door opens onto the patio where you can lounge in the seating area and feel the cool ocean breeze.

The kitchen comes fully equipped with a stainless steel refrigerator, microwave, stove top, sink, dishwasher, Ninja blender, a coffee bar with a Keurig coffee maker and all of the equipment you need to make enjoyable meals at home. The dining table will seat six and the breakfast bar will seat 3 comfortably. If you are a foodie and like eating out, there are 50+ restaurants within walking and biking distance.

AND NOW, FOR THE FIRST TIME…..the brand new renovation of the rear upper 2 bedroom/1 bath unit is complete! It is now also available as a year ’round vacation home with accommodations for 4-6 guests. Both front and rear units combined – 4 bedrooms/3 baths – can house a total of 10 guests when booked simultaneously, when available. This is an ideal home for families, couples, or anyone looking to enjoy the perfect weather without having to do a lot of extra traveling. You can truly drive in, park your car and walk or bike to everything you want to do. There is Uber too of course.

HINT: If a more relaxed and quiet vacation is what you’re looking for, September and October are fabulous, due to the great weather and reduced number of tourists. If you enjoy the hustle and bustle of lots of tourists come for the 4th of July, spring break or any major holiday, it is quite entertaining.

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. Four beach chairs are provided for our guests’ use. Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, jogger strollers, and portable high chairs, etc. Contact us for more information!

All reservation cancellations are subject to a Cancellation Fee equal to fifteen percent (15.00%) of the PROPERTY Unit’s total Base Rent amount for the reserved dates. The remaining balance of the Base Rent will be held and refunded ONLY if Manager is able to re-book the PROPERTY Unit for the same dates, less any difference in the total re-booked Base Rent amount, any credit card processing fees and foreign exchange fees if applicable. All other service fees, taxes, accidental damage protection and/or security deposits will be refunded upon cancellation.

This may include allergy-inducing products such as peanut oil, curry or other spices, fish, perfumes, soaps, medicinal oils, etc. We do not use “cover-up” air fresheners due to potential allergic reactions. Because all of our properties are actual homes with full kitchens and living spaces which are regularly used, we cannot provide the same control of the environment as in a hotel setting. SO IMPRESSED!!! BEST BEACH COTTAGE IN NEWPORT BEACH!!!! My daughter and I rented a fabulous beach cottage for an 8 week stay from Beachview Realty in Newport Beach. Not being familiar with this area, I was a little hesitant to rent a house and considered just doing a hotel. However, after seeing the fantastic pictures online of this newly updated cottage and the close proximity to the beach, I decided to do it. Let me just say, this cottage was such a BLESSING for us. It felt like "home" and made our 8 weeks there so fantastic!! The cottage has been fully updated and was even nicer than the pictures!! Also, the Beachview Realty staff was amazing. Any issue we had, Connie and Omar were so responsive and immediately took care of whatever we needed. It was, by far, the most professional rental company I’ve ever come across. When we arrived, the first thing I noticed was an awesome outdoor sitting area with new furniture. We loved this space and would sit outside and drink our coffee each morning. We enjoyed having our own little patio to enjoy the great Newport Beach weather. The living room had a cozy gas fireplace that we used during the morning hours and the furniture was really comfortable. My favorite room was the kitchen!! It was completely stocked with everything you could possible need and all the appliances were stainless steel and brand new. Also, a coffee bar with a Keurig was such a bonus! The king bedroom was very spacious and nice. The mattresses were of high quality and there was lots of closet space as well as a large wall mounted flat screen TV. I was able to unpack all my things into the dresser and loved that I didn’t have to live out of my suitcase for 2 months. The queen bedroom was outfitted just as nice and had its own bathroom. Both bedrooms had air conditioning which was such a plus as well as a sound machine located on the nightstand. I found myself falling into a routine of playing the "ocean sounds" each night to fall asleep. The cottage also came with a garage parking space, a full size washer and dryer, and a charcoal grill. In addition, this cottage had several beach items for families to enjoy. We took the chairs and towels with us each time we went to the beach. I have rented many places and traveled frequently. I can honestly say I have never rented something so well taken care of and outfitted as nice as this cottage. If I ever return to this area, I will be renting this again for sure!!
