The project spans over 3 acres with frontage at 800 Federal Rd. Brookfield Village is Brookfield’s new premier “Town Center District” Master planned Revitalization Project providing a charming village community concept on Federal Road adding many new residents within walking distance as the Four Corners area continues development over the next few years. When Phase 2 is built, it will contain two buildings fronting on Federal Rd. separated by a large open plaza. These two buildings, similar in design to the recently built building on Federal Rd. will contain two floors of apartments above with first level commercial space designed to have substantial outdoor patio and plaza access. This is a desired design for the many restaurants and retail operations who now require adjacent outdoor displays and patio dining. Currently, the plan is for completion of the two Phase 2 buildings after mid-2019. Additional large parking areas will be built during this added phase of the project.

The Commercial space units can be sized to fit a tenant’s requirement and Pre-leasing for choice locations in the complex are available. Rents are in the range of $19/S.F. to $26/S.F. NNN. Pre-leasing includes a substantial build-out allowance for 5 and 10 year leases. This substantial build-out will allow the tenant to design and build out quality space for their business needs. In addition, 100% of Brookfield’s Real Estate Tax Abatement is being credited to the Tenant for the duration of the 7 year tax abatement allowing for very competitive rent rates on the project.

Utilities include Eversource Electric, Charter Cable / Internet, natural gas, and Municipal water & sewer. The location provides easy access from Rte. 25, Super 7 & I-84 via exit #7.

The Town Center district formerly known as the Four Corners area has seen significant changes during the past few years evolving into a desirable commercial location for restaurants, personal services or other commercial business to locate. For example, the vehicle traffic count has dramatically increased from a mere 4,000 vehicles per day shortly after the Rte. 7 bypass was opened in 2009, eight years ago. A substantial increase in the traffic count has developed since then and today it is approaching 15,000 vehicles per day driving past the Brookfield Village project. Traffic counts are important to commercial tenants.

Adjacent to the Brookfield Village, the Town of Brookfield recently completed the first phase of the planned Streetscape Project adding new infrastructure including sidewalks, street lighting, landscaping, and road widening up to the threshold of the Project. The New England style Streetscape was designed to complement the attractive Brookfield Village project architectural features.

As an added bonus feature to the Brookfield Village project is the recent development of the Still River Greenway Trail for biking, runners and walkers.
