Plant Facilities Plan Major Tasks • Operating Plan: Develop annual facilities operating plan, including any additions or changes to the Plant’s facilities, based on the Plant’s operating plan. • Budget: Create an annual budget for Plant’s water, electricity and other resource usage. • Maintenance Plan: Develop the Plant’s facilities preventive maintenance, replacement, and upgrade plan, including spare-parts inventory levels, and hold direct reports accountable for implementing the plan. 2. Smoothly Operating Plant Facilities Major Tasks • Daily Work Plan: Review the status of current planned and in-progress maintenance work and approve daily work plan for direct reports. • Inspection Reports: Regularly review facilities performance reports, conduct visual inspection of facilities, and arrange for investigations of abnormalities. • Work Quality Audit: Conduct random on-site inspections during or after maintenance work process to audit quality of the work that has been carried out. • Performance Monitoring: Establish key metrics for maintenance performance, track and communicate to the facilities team, and produce continuous improvement. • Project Management: Manage projects related to facilities upgrades and changes. 3. Clean and Hygienic Environment Major Tasks • Organize cleaning workers to maintain a hygienic Plant environment and maintain relevant records; monitor the implementation of the plant’s cleaning policy and update when necessary • Promotion: Establish and implement environmental hygiene initiatives to gather support for clean and hygienic environment. 4. Cost Savings Major Tasks • Utilities Savings: Create a utilities consumption report and use the analysis to collaborate with department heads to develop methods for decreasing utilities consumption levels. • New Technologies: Keep updated on new facilities-related technologies in the market which may generate a positive return on investment within a reasonable amount of time. • Repair & Maintenance Outsourcing: Continuously compare the cost/benefit of building in-house repair and maintenance capability versus outsourcing the work. • Supplier Negotiation: Work with the Purchasing department to regularly search for new suppliers that can provide high quality parts, materials, and service at lower cost. • Cost Savings Mindset: Propose, plan, and deliver internal training sessions for Plant’s employees to heighten their sense of cost effective use of facilities. 5. Environmental Compliance Major Tasks • Facilities Maintenance: Monitor Plant’s gas and liquid emissions to ensure they comply with international and Group environmental standards. Hold direct reports accountable for performing the necessary maintenance on relevant equipment (eg. scrubbers, waste water treatment plant, etc.) • Disposal and Re-use: Hold direct reports accountable for properly disposing of or re-using liquid wastes (e.g. oils), machine parts, and consumables (e.g. batteries). • ISO Qualification: Work with IMS Manager to invite ISO qualified external trainers to deliver safety and environmental awareness training for the facilities team and relevant Plant staff. 6. Safety Compliance Major Tasks • Safety Awareness and Training: Obtain regular updates of the latest government /customer safety regulations; organize regular safety training to the facilities team and other relevant staff to ensure all facilities, facilities-related equipment, facilities team members, sub-contractors abide to the safety rules and regulations. 7. Managerial Leadership of Immediate Team Major Tasks • Business context: Communicate the “bigger picture” context in which direct reports need to plan and execute work (e.g. world, country, industry, Group, customer and inter-departmental considerations.) • Collaborative teamwork: Establish process for meeting regularly and holding direct reports accountable for effective and collaborative teamwork between departments, at their level. • Direct report performance management: Agree on SMART goals and assignments with individual direct reports and provide continuous managerial guidance and feedback. Provide support for enhancing performance in the current role, conduct mid-year progress reviews and determine year-end performance appraisal ratings. • Direct report development: Assess the strengths and development needs of direct reports and coach them in developing their functional/technical abilities in their current jobs and in line with their role profiles. • Recognition and reward: Provide differential recognition and recommendations for reward incentives for direct reports (pay, promotion, development opportunities.) • De-selection: Recommend re-assignment or termination of direct reports where appropriate, supported by a fair “due process” program. 8. Seek opportunities for learning and growth. Participate fully in development opportunities provided by the Group and consciously apply the learning from the development programs.
