Our Mountain Paradise is especially quiet, quaint and cozy, as well as, a place you can make a little extra noise if you want. Tucked away in the foothills on 3-acres of fun, you can head out for a hike or stay put for days enjoying miles of mountain views from the comfort of the couches or while laying in the hammock. How about a short trip up to Brian Head Resort for a fun day of skiing or head over to hike Beautiful Bryce and Zion National Parks just a short hour away. Upon arriving home, throw some wood in the outdoor fire pit, roast some marshmallows, or just kick back in the 8-person Jacuzzi. If that’s not enough, there are many other activities just minutes away.

Our 2-story, 4,300 sf. home is very warm and charming to the senses and ideal for a small family or large groups. This 6br/3ba home includes 2 master bedrooms, 2 living areas, a game room w/pool table and air hockey. The 3-acres of property offers a perfect setting for weddings, reunions, church retreats, and just about any kind of gathering you desire. You’ll find plenty of parking for all kinds of vehicles and an RV hook-up, as well. Roads are user friendly to all 2- and 4-wheel drives.

We had our first family reunion with our four married children and six grandchildren (ages 1-6) and your home was a perfect fit for us. Two of the girls were in their last months of pregnancy so we planned on mostly just being at the house playing and enjoying each others company. Being out in the country in a private area that was very quiet was a big bonus. We loved that there was so much to do at the house that if was fun just being there and not feeling like we had to go out for entertainment. The game room was a favorite gathering spot. The living room was very spacious and had adequate furniture so we could all relax and visit together. The view out the large front window was great. We also enjoyed the hot tub, the playground set, the fire pit, the large screen TV for a movie night. We had hoped to use the shooting range, but ran out of time. There was plenty of sleeping space for all of us and each of the five couples had their own room.

We did take a couple of trips to do some hiking. One day some of the adults went to Zion’s to hike Observation Point. It was a beautiful hike for the able bodied. Another day everyone, including the babies, hiked Spring Creek Canyon. Our family loves to hike and there are many places to go within an hour or so.

We spent the Thanksgiving week as a large family (20+) at this property. Although the property is out in the country a ways (15 minutes west of Cedar City, the closest community), it was spacious and met our size needs reasonably well for bedrooms, bathrooms, family/game rooms and amenities. We also felt good about the price we were able to negotiate with the owners, since it was "off-season" and we were going to be there up to a week, based on price.

The mixed review for the property is due to several things that we were less pleased with. These include, 1) Arriving at the property and finding a dishwasher full of moldy dishes that had obviously been there a very extended period of time and which required a LOT of time trying to reclean to a usable state; 2) Finding a door that led onto the rear deck and hot tub that would not properly close, despite our best efforts. It would blow open with the wind, until we finally put a heavy chair against it; 3) and noting that the hot tub lid had not been properly secured – it blew off during the storm the first night and the water was subsequently not in the best state for use.

However, the thing that upset us the most was discovering approximately 4 weeks after our stay that our deposit had not been returned, although we had heard nothing from the owners that would have led us to believe ANY of it was going to be withheld. When I contacted the owners, we received an "apology" about it not having been returned and were also told that part of it was going to be withheld. Despite our subsequent dialogue, we did not receive all of it back. We acknowledged breaking the glass around a standing lamp, but more than met all cleaning requirements for checkout. No compensation or acknowledgement was provided to us for the condition of the house when we arrived – despite our reporting it to the owners promptly.

We appreciate your review and have chosen to respond, as one of our two remedies. Our home has been listed on VRBO since January of 2009, and only on a few occasions did we have the unpleasant situation of retaining a portion of a renter’s deposit. Our policy is to return the deposit within 14 days of departure. On December 23, 2015, when I received the email from this group regarding refund, I sincerely responded and immediately refunded the deposit. Unfortunately, due to breakage, including, but not limited to, us having to replace a lamp stand table, a pool ball rack and a nine ball, we felt a $75 fee for repair and replacement was fair.

Since 2009, our home has been rented over the Thanksgiving holiday for an average of a 5-night stay. All holidays fall into the high season in this part of the country. My husband and I are giving people and despite this week being rented annually, we offered and honored a large discount, including a free night based on this guest’s Retired Military status, which was information provided in the first email communication. Followed by several additional emails, all of which were requests from the guests, and that were responded to timely and all issues resolved prior to checking in.

In response to the renter’s concerns about the condition of our home upon arrival, we addressed the dishes during our initial conversation that day, at which time we stated our disappointment for the inconvenience. Obviously left by the previous renter and an oversight by the cleaning crew, we suggested running the dishwasher once, or twice, with the soap and water provided for our guests. As to the spa and deck door, after a significant storm in the area the spa lid blew open and presumably caused debris to enter into the water. We supply a net and spa chemicals to keep the spa in usable condition for guests, in addition to changing the water monthly. Again, due to high winds the deck door blew open, and upon arriving to the property, the adjustment to the door took less than a minute to repair. Our neighbor is a handyman and was available to make any repairs that would have been reported during the stay.

We have been honored to open our home to hundreds of groups over the years and delight in the numerous return guests, even some on an annual basis. We have always taken great care to go over and above the call to make every part of our home a special experience for all who enter as
