The lay out of the house is nice and roomy. Had to take the dirty pool cover off every day so the dirt got in the pool so you had to spend time cleaning the pool every day. There are so many ducks in the pond that you couldn’t walk in the back yard and it stunk like dead fish and duck crap. The beds were semi-comfortable but the pillows were terrible on every bed. The house was warm because they don’t want you to turn the air very cool even when its 88 degrees outside. They don’t tell you about all the hidden cost that you have to pay. Had to pay extra for a damage insurance which you don’t get back. If they have to do more than 3 loads of laundry after you leave they charge you $20 per load, kind of hard not to have 3 loads when you use 3 large beds and towels. Then you are only allowed $25 worth of electric for a week they said we used almost $90 but how do you know. I also had to purchase toilet paper because they only provided 2 1/2 rolls, I had to purchase laundry detergent to wash towels so we wouldn’t be charged the $20 and I had to buy dish soap because the bottle was empty. I have used home away before and even stayed in Cape Coral and never had all the hidden charges with that home and it was a lot bigger and a nicer home. If I do come back to Cape Coral it won’t ever be at this property.

We have taken your comments on board regarding the pool cover and this has been replaced by a new cover. Manager does not require guests to use solar blankets but simply recommends to keep them on pool when pool Is not in use to reduce heat loss. Had you contacted the property manager, he could have resolved this at the start of your vacation to save you any problems.

When our guests book a lakeside house the main attraction is the wildlife that visit the lake and we have had many positive remarks about the beautiful ducks. We have no control over the number of ducks that visit and as far as the back yard stinking of ‘dead fish and duck crap’ we have never had any complaints before or since. I have asked the owners who visit regularly and they have never had a problem.

Re the Air Con, we ask our guests not to turn the air con more than 17° below the outside air temperature. This is standard for all air conditioning units and recommended by many AC companies, for any home in Florida, as a temperature below this can cause the equipment to freeze and stop working.

The electric you were charged was $89 less the $25 allowance. We do not think this is excessive and is standard throughout most holiday rentals in Cape Coral. This extra charge is clearly on the booking schedule and so you were aware of this at booking.

Again, a charge for extra laundry is pretty standard in rental properties. As there is a short turn around in guests checking out and new arrivals, we ask them to put washing in the machine before they leave. Most guests do not leave more than 3 loads of washing. All bed linen and a load of towels would still only be 3 loads.
