Andros Isle — A quiet and friendly community of 820 homes in eight neighborhood, Andros Isle is located West of the Turnpike on Okeechobee Boulevard. Residents at this moderately priced community speak about the peace and quiet and the beauty of the area which is carved out of marsh and preserve land. Looking to the north and west, it is easy to see unique birds and wildlife in the marshes. There are both single and two story homes in Andros Isles with the larger homes having nearly 3000 square feet under air and the smaller ones with under 2000 square feet. There are townhomes as well with under 2000 square feet. The community is friendly with many families, children, empty nesters and retirees. It is pet friendly and people often meet their neighbors while walking their dogs. There is a large and active community center at Andros Isles with fitness center, swimming pool and billiards. The community has a manned gate and is close to the major shopping area of route 441. Recent Market Activity — A total of 36 properties sold in 2009, 20 single family homes and 16 townhomes, compared with 28 properties sold in 2008. The single family homes averaged $113 a square foot in 2009, an 11 percent decline in price from 2008 when just 12 single family homes sold at an average of $127 per square foot. In 2008 there were 12 single family homes and 16 townhomes sold. The townhomes averaged $114 a square foot in 2008 and just $103 a square foot in 2009. In mid-Febuary there were 24 homes on the market in Andros Isles. Townhomes were priced in the mid-$100,000’s and single family homes priced in the $200,000’s.

Bay Hill – A unique estate community between Ibis Country Club and The Acreage and due west of Palm Beach Gardens, all homes in Bay Hill sit on about an acre of land. Bay Hill is an alternative estate community to Steeplechase in Palm Beach Gardens. Buyers will find comparable homes in both communities, but Steeplechase is located in the City of Palm Beach Gardens and home there are a bit pricier. There are about 255 homes in Bay Hill, most large residences sitting on large lots. The community is attractive to families because of the size of the homes and property. Most homes have pools and large yards. Many of the homes surround an 18 hole golf course that is owned and operated by PGA National. Membership in the golf course is optional. The community is not completely built out and there is still land available for building your dream home. In mid-February, 2010 there were 19 homes on the market in Bay Hill, ranging in price from the low $300,000’s up to $1.5 million. Recent Market Activity — In 2009 there were 11 homes sold in Bay Hill averaging $144 per square foot. That was a 23 percent price decline from 2008 when just eight homes sold in Bay Hill and they averaged $188 per square foot.

Baywinds – One of the few 55+ communities in the northern portion of Palm Beach County, Baywinds is located in surburban West Palm Beach, on Okeechobee Boulevard close to the mega shopping areas of Route 441. There are nearly 1100 homes in this active adult community, both single family and townhomes. Key to the community is a 6,000 square foot club house with amenities including two swimming pools, tennis courts a boccie ball court and loads of activities. Prices in Baywinds run from the low $200,000’s to the $400,000’s. The homes were completed in 2000 or later.

Breakers West – Associated with The Breaker’s Resort on Palm Beach, Breaker’s West is a country club and residential community of about 500 residences: villas, single family homes and grand estates. Homes range in price from the $400,000’s to more than $3 million. The Breakers Rees Jones® Course offers a private 18-hole championship golf course. A second 18-hole golf course, at the Mayacoo Lakes Country Club, also is located within the community. Breaker’s West is on Okeechobee Boulevard 3 miles west of Florida’s Turnpike and 7 miles west of I-95.

Ibis- Ibis is a country club and residential community with approximately 1900 homes in fifteen different neighborhoods. The homes, built between 1991 and 2007 range in price from $250,000 to over $4 million. Residences include villas, town homes, coach homes, and single family homes that vary in size from 1300 square feet to over 8000 square feet (air conditioned). Winding through the Ibis homes are three Nicklaus-Family designed golf courses. Ibis is located in the northern part of West Palm Beach adjacent to Palm Beach Gardens, about 7 miles west of I-95 on Northlake Boulevard. A minimum social membership is Ibis Country Club is required of all residents.

Ironhorse -Ironhorse is a small, intimate country club community nestled against the Loxahatchee Nature Preserve. It is a private, gated community, with 324 homes ranging in size from 1,700 square feet to over 5,000 square feet (air conditioned). The homes sit on lots that range from less than ¼ acre to over ½ acre. with many homes backing on to the picturesque Arthur Hills golf course or the nature preserve, providing relaxing and panoramic views from the lanai. There are both one and two story homes in Ironhorse with a good mix of both year ’round and seasonal residents. Unlike many similar communities, membership in the country club is not required. But it is the best deal in town. A social or sports membership, including the clubhouse, restaurant, fitness center, tennis courts and swimming pool costs $2200 per year for a family. And the full golf membership is just $5900 a year per family. Equity memberships were eliminated in early 2010 when the club was sold to a private individual. Built between 1992 and 2004, Ironhorse homes are priced from the low $200,000s to over $1,000,000. Recent Market Activity — As with most country club communities, Ironhorse home values have taken a hit in recent years declining 18 per cent since the end of 2008. In the first quarter of 2010, three homes sold, including a foreclosure, averaging $141 per square foot. That was down 11 per cent from 2009 when 11 homes sold averaging $159 per square foot. In 2008 13 homes sold averaging $172 per square foot. Ironhorse is located in the northern part of West Palm Beach adjacent to Palm Beach Gardens, about 3 miles west of I-95 and just south of the Beeline Highway.

RiverWalk – A large, Divosta-built community, RiverWalk is a residential, gated community of 1,367 single family homes and town homes that surround a ‘town center’. The Town Center offers residents their own gourmet market, café, ice cream parlor, hair and nail salon, gas station, and post office. Facilities also include a clubhouse, fitness center, walking trails, pools and tennis courts, plus meeting and activity rooms. The homes range in price from the mid $200,000s to the high $500,000s for homes between 1,200 sq ft to 2,700 sq ft of air conditioned living space. Construction began in 1996 with the last homes completed in 2000. RiverWalk is located inWest Palm Beach, about 2 miles west ofFlorida’s Turnpike, off ofOkeechobee Blvd.
