How Brookline became a hot commodity for house hunters

Situated in a former 1890 mill, this top-floor condo with 14-foot ceilings, exposed wood beams, and updated baths “ticks everything but fireplace” off the typical buyer’s wish list in this price range, says realtor Phil Bowler. “The keywords are maple, stainless, hardwoods, central air.” Plus, the location is trendy, between UMass Lowell and downtown. It’s on the Riverwalk, and it’s a short distance to restaurants, an art gallery, dog park, and commuter rail. Other highlights: in-unit laundry, bike storage room, and dog-friendly policy. Monthly fees might seem high, Bowler says, but it covers heat, water, and sewer as well as a fitness center and community room.

With three bedrooms, this two-floor 1973 town house boasts the largest of the Greenbrook complex’s seven floor plans. Among its highlights: an attached one-car garage, private outdoor area with paver-stone patio, and newer sliders, windows, and furnace. “What puts it in the $250,000 range is the three bedrooms,” says realtor Kellie Lamb. “It’s on the Canton line; and you have access to three train stations [one in Stoughton and two in Canton].” Plus, “it’s also very accessible to Routes 95 and 24.” The complex offers many family-oriented amenities, including an in-ground swimming pool, tennis court, basketball court, and playground.

For this South Shore town, where the median single-family sale price is $767,000, this 1902 farmhouse qualifies as entry-level, says realtor Tara Coveney. “It is difficult to find a nice three-bedroom home in the upper $400s to low $500s,” she explains. Most prospective buyers coming through her open houses are young couples and families looking for a first home. At this price point, adds colleague Susan Boyd, “people are looking for not too much work.” High ceilings give the house a spacious feel, and its location at the end of a long drive removes it from the North Street bustle. “It almost looks like a little Nantucket enclave down there,” says Boyd. But workaday reality isn’t too far: The commuter rail is about a half mile away.

“Jones Hill is really an area becoming increasingly in vogue,” says realtor David Bates. It’s a reasonable walk from here to the Savin Hill Red Line station. Part of a renovation of a 1905 three-decker, this first-floor unit has a well-appointed kitchen [the model unit’s shown above] as well as electric outlets with USB ports and a smart-home system that controls heat, water, security camera, and unit access from an app. Plus, it’s been deleaded and has access to a backup generator and common backyard. “In markets that are emerging, finishes have to sing,” Bates says. “If it’s a unit in the Back Bay, you can just say, ‘Hey it’s Back Bay.’ When you’re trying to get people to move one market over . . . they’re going to have to get more for their money.”

Location is just one factor putting this sun-filled 1910 Colonial in the million-dollar club, says realtor Helen Coen. “It’s a family neighborhood” where you can stroll to the Centre Street Starbucks or the boys’ school Roxbury Latin. For commuters, the Bellevue rail stop is within walking distance. Newly renovated, the interior blends a traditional feel with high-end finishes, like stainless kitchen appliances and double-door closets in all bedrooms. “A lot of older homes don’t have very good closets,” Coen says. “With today’s lifestyle, I think people want closets.” Further adding to the plus column: a spacious veranda and 3½updated baths, one of them in the new third-floor master suite.

Originally built in 1739, this Colonial has been lovingly maintained, updated, and expanded over time. “Even though it has an antique feel, it really works well for families,” says realtor Teri Adler. Bedrooms are on the second floor, where the master suite has an enviable walk-in closet and private bath. “When you’re edging toward a $1 million house in Wayland, people expect four bedrooms,” Adler says. Kitchen cabinetry, including a bubinga wood island, and many built-ins were custom made by the seller, who’s serious about his carpentry hobby. The kitchen’s floor plan flows into the family room and sunroom with fireplace. Other factors putting this house in the $1 million listing zone: a three-car garage, in-ground pool, and location near the high school. (This lot is part of a larger, subdivided parcel. There are three undeveloped lots simultaneously for sale.)
